Common Area Maintenance
Common Area Maintenance (CAM) expenses are operating expenses associated with common areas of a building. To use features that apply to CAM expense, follow this general workflow.

CAM Setup Options
The setup is performed by a system administrator.
- On the Property Lease Management Parameters page, set up the default CAM reconciliation options.
- On the Charges, create CAM charges.
- On the Expense Pools, create CAM expense pools.
- Attach CAM expense pools to the different levels on the Properties page.
Apply CAM to a Lease
To use the CAM expense pools, follow this general workflow:
- Create a revenue lease on the Lease Details page.
- When the lowest level is selected on the Levels 1, 2, 3 FastTab, the CAM expense pool is added based on the setup. Also all associated charges appear on the Charges FastTab.
- Select the Exclude CAM calculations option if you do not want the CAM expense amounts on the lease.
- On an annual basis, run the CAM Reconciliation Process to determine the CAM recoverable amount.
Also, when you terminate a lease from the Mass Termination or Move Out Wizard, run the CAM Reconciliation Process to finalize the recoverable amount.
