Common Area Maintenance (CAM)

The functionality for Common Area Maintenance (CAM) expenses requires a separate license. For more information contact sales@binarystream.com.

Common Area Maintenance (CAM) expenses are operating expenses associated with common areas of a building. For example, the maintenance of a common garden in an apartment complex is a single charge for which all units of the apartment complex pay.

To use the CAM expense pools feature, follow this general workflow.

CAM Setup Options

Ensure a system administrator completes the setup tasks:

  1. On the PLM Property Lease Management Setup page, set up the default CAM Reconciliation options.
  2. On the PLM Charges, create CAM charges.
  3. On the PLM CAM Pools, create CAM expense pools.
  4. From the PLM Properties page, attach CAM expense pools to the different property levels on the PLM CAM Levels page. A CAM expense pool can be added to the whole property or the second lowest level of a property or both.

Apply CAM to a Revenue Lease

CAM expense pools are used by revenue leases only.

  1. Create a revenue lease on the PLM Lease page.
    1. After selecting the lowest level on the Lease Line (Lowest Level) FastTab, select Charges > CAM Pools to open the Lease CAM Pools page, where you can review the CAM expense pools for the lease. The CAM expense pools are added based on the setup.
    2. Next select Charges > Lease Charges to open the PLM Lease Charges page, where you can review all the charges (including the CAM charges).
    3. For the CAM charges, you can select to review the Charge Details.
  2. Throughout the course of the lease, invoices are created for the charges of the lease. On an annual basis, run the CAM Reconciliation Process to determine the CAM recoverable amount.
  3. After the CAM reconciliation is run, a CAM recoverable amount may be applied to the lease. You can review any recoverable amounts on the Charge Details for the lease.
  4. Run the PLM Invoice Creator to generate an invoice for any positive amount or a credit memo for any negative amount.
  5. Also, when you terminate a lease from the PLM Batch Termination/Reverse Termination, run the CAM Reconciliation Process to finalize the recoverable amount.
